The project consisted of the redevelopment of an existing property that involved the construction a new 357,000 SF, six-story office/laboratory building; a new 67,000 SF, two-story multi-use building; a new 700 car parking structure; and a new 60-space surface parking lot. Both buildings were designed to achieve LEED Gold certification. Other features included entire site renovation which included a new outdoor bocce ball court, organic vegetable garden, planted roof, storm water demonstration garden, sports field, and outdoor  work/collaboration spaces. The 700 car parking garage occupied a former surface parking lot. NOVA coordinated existing utility relocation and the entry access which included overcoming approximately seven feet of grade while providing ADA access from the entry and to existing adjacent elements. The 60 space surface parking lot occupied a former surface parking lot but needed to be reconfigured to add additional parking spaces and work with the new structures and realigned entries.

Working with the design-assist general contractor, NOVA devised a cost saving scheme which included keeping major portions of the existing asphalt parking field and working with the existing grades to provide the new parking lot footprint. This design attribute resulted in a significant cost savings as existing asphalt was able to be retained and became a  sustainable design aspect of the project. Two bio-filtration basins were design for the surface parking lot to treat storm water runoff. This project is located in the Coastal Zone overlay and had to obtain a Coastal Development permit. NOVA prepared the civil related components of the Coastal Development Permit which included grading plans, hydrology studies, storm water studies, photographic exhibits, and assisted with the public noticing package. The development obtained the Coastal Development Permit without issue. The project was awarded several honors, including the 2016 San Diego Architectural Foundation Orchid Award, 2016 American Society of Landscape Architects Honor, 2016 ENR Magazine California Best Project Award for SoCal Office/Retail/Mixed Use, and the 2016 American Concrete Institute San Diego Chapter Commercial Structure Award.
